My Safe Florida Home Program (2026 Guide): Requirements, Contractor Rules & Grant Payouts

By Joseph Thomas (Founder & Software Engineer)Last Updated: October 2, 2026

Insurance non-renewal letters are arriving daily across Florida, leaving homeowners scrambling to harden their properties. If you live in Jacksonville, Orlando, Tampa, or South Florida, paying out-of-pocket for impact glass and roof ties can break the bank.

The state-backed My Safe Florida Home (MSFH) program offers up to $10,000 in matching grants on a $2-for-$1 basis to help cover these exact updates.

Before committing your funds or hiring a builder, test your anticipated project expenses using our impact windows cost calculator or check baseline numbers in our cost directory.

What Is the My Safe Florida Home Program?

The My Safe Florida Home program is a state-funded initiative providing free wind-mitigation inspections and matching grants up to $10,000 to harden single-family homes against tropical storms and hurricanes.

The legislature designed this program to reduce catastrophic windstorm losses and force property insurance companies to lower rates. For every $1 you spend on eligible improvements, the state provides $2, up to the maximum $10,000 grant cap.

Step 1: Who Qualifies for the MSFH Program?

To qualify for an MSFH matching grant, your home must be a single-family, owner-occupied, homesteaded property located in Florida with a certified insured value under state-mandated limits.

Condominiums and commercial apartments do not qualify under current rules. Your property must also have a completed initial wind-mitigation inspection ordered directly through the official program portal. Read more about structural evaluations in our Florida Wind Mitigation Inspection Guide.

Eligible Upgrades & The $2-for-$1 Grant Match

The MSFH program prioritizes structural envelope enhancements that directly protect against high-velocity wind damage and water intrusion.

Eligible projects fall into two distinct categories: roof enhancements and opening protections. You can calculate replacement expenses for these specific updates using our interactive roof replacement cost calculator and impact windows cost calculator.

Contractor Licensing & Compliance Rules

All contractors performing work under the MSFH grant program must hold active, verified licenses in the state of Florida as a General, Building, Residential, or Roofing contractor.

Homeowners cannot perform DIY work and claim state grant money. Furthermore, you must obtain formal program approval before signing binding contracts or starting construction. Initiating work prematurely disqualifies you from receiving state matching funds.

Frequently Asked Questions (FAQ)

Can I choose my own contractor for the My Safe Florida Home program?

Yes, but your contractor must be a licensed Florida general, building, residential, or roofing contractor who meets state program participation and licensing guidelines.

How long does grant reimbursement take after project completion?

Once your mitigation project is completed and passes final municipal inspection, state grant reimbursement typically processes within 4 to 6 weeks.

Does an MSFH inspection replace a standard wind mitigation inspection?

The free state-provided inspection meets the initial qualification criteria, but homeowners often need a certified Form OIR-B1-1802 inspection to lock in private insurance discounts.
